New, never-used niches only

I declare that this niche has never been used for urn placement and no human remains or ashes have ever been placed in it. My information is truthful. Transferability and memorial park approval require separate confirmation.

A seller declaration is not platform verification of ownership or operator approval. A licence to use is not evidence of freehold ownership. Confirm transfer conditions directly with the park.

Full unit identifiers and supporting documents are private. Never include names, identity numbers or certificates in listing descriptions/photos.

Adviser referrals & rewards

The invited adviser must pass approval and have authentic listing evidence reviewed and their first listing approved. Free 2 is not duplicated. Welcome and conversion credits are promotion-only, expire after the snapshotted campaign period (launch: 90 days), discount at most 50%, and leave a positive payable balance. Paid conversion needs RM59 net provider-confirmed payments within 90 days, excluding reward transactions and reviewed refunds/reversals. A refund-review hold applies. The launch limit is five basic rewards per referrer/calendar month; campaign budgets may pause rewards, never genuine registration. No cash, recruitment chains or guaranteed sales. Existing trials are unchanged.

Promotional benefits, not customer money. No transfer, withdrawal or property purchase.

Reward discount is reserved against this order. Unpaid expired orders release it after capture checks. No bank payment is replaced by a reward claim.

Cash refunds are reviewed against the amount actually paid and normally returned through the original payment method after provider confirmation. Promotional discounts are not refundable as cash. Refunds or disputed payments can invalidate referral qualification; unspent rewards may be reversed and spent rewards require audited review. Original ledger entries and consumer rights are preserved. No automatic blanket refund rejection applies.

Agreement and eligibility

By accessing EternaPlace you agree to these terms and applicable Malaysian law. Account holders must provide accurate information and secure their access.

Marketplace role

EternaPlace is a memorial property marketplace and information service. It is not a memorial park operator, buyer, seller, broker, escrow provider, transfer authority, lender, financial adviser, or legal adviser. Memorial property purchase funds are never collected through EternaPlace.

User responsibilities

• Provide accurate, lawful and current information.
• Independently verify identity, ownership, transfer eligibility, operator approval and fees.
• Respect privacy, access controls and other users.
• Do not misrepresent availability, price, identity or professional status.

Moderation and availability

We may review, restrict, suspend or remove content or accounts to protect users, comply with law or enforce policy.

Platform fees

Private listing advertising costs RM99 per listing for 90 days from actual approved publication. Each additional listing and each renewal needs a new paid entitlement. Verified individual agents receive 2 concurrent active listings free while eligible. Creating a draft, submitting documents and requesting review do not authorize an automatic charge. EternaPlace charges no commission on property sale consideration.

Publication and changes in approval

Payment does not guarantee approval or legal ownership or transferability. A private listing needs both moderation approval and verified successful payment before public publication. If approval changes after payment, the listing remains non-public or is suspended while the issue is reviewed. Contact support for the decision, service record and any refund review; applicable mandatory rights remain preserved. Existing published listings are not retroactively charged under Pricing V2.

Liability

Users remain responsible for their decisions, transactions and independent advice. Nothing excludes rights or liability that cannot lawfully be excluded.

Third parties, intellectual property and changes

Memorial park operators, payment providers and linked services apply their own terms. EternaPlace branding and platform materials remain protected; users retain responsibility for content they submit and grant the permissions needed to display it. We may update these terms prospectively and will publish the current version here.
